Not at all, 50% of our landlords are currently overseas. We have designed our business operations with them in mind. The main issue is always good communication. There are other important aspects you have to consider, such as tax liability, we would be happy to discuss all the pro's and con's with you.
We manage and rent properties throughout Edinburgh, Midlothian and East Lothian.
We have a great interactive website, lots of visuals, photos of rooms, floorplans, Google maps and even Google street view. Our cafe style office offer tenants a place to view properties & have a coffee and a chat. all properties marketed via local & national internet portals, we use for let boards, one of the best methods is recommendation from current & past tenants.
We require a completed management form and a set of keys. We take photographs of the property and a floor plan of the property and start marketing it straight away. We will continue to carry out viewings until a suitable applicant is found.
Subject to the minimum period of the tenancy agreement, the tenant must be given at least two months notice to vacate the property, the notice must tie-in with the tenancy “ish” date. Steyn Lettings require 5 working days to serve the notice on the tenant.
We require four references per applicant. We need a previous landlord, a character, an employment and a bank reference. In the event that you are unable to supply an employment reference, a UK based guarantor will be required. Once all references are returned, a decision will be made and an entry date agreed.
The initial short assured tenancy will be for a minimum of 6 months. The lease will continue on a month to month basis thereafter. When you wish to leave the property, you are required to give a minimum of one month’s written notice. Please note that emails are accepted.
You will receive your deposit back via cheque once you have provided us with copies of all final paid utility bills (gas, electric, phone/internet & council tax) and a copy of your mail redirection.
